Modac is a very good and breathable masonry coating. It is commonly used on high rises. We do not typically recommend coating brick masonry with any paint or coating, but if the brick are already colored then it can be an expensive process to remove the paint.

Nov 20, 2007 · Modac is a concrete paint/sealer that has reasonably high vapor permeability (I think the ASTM rating is around 8.4); it's used on high rise exposed concrete to seal out rain & weather, but it breaths so it doesn't peel off the concrete.
